South Jersey's
Most Rural County — and Its Best Source of Larger Lot New Construction
Salem County is the most rural of New Jersey's southern counties — and that rural character is exactly what makes it one of the most interesting markets for new construction. Larger lot sizes, lower land costs, lighter township densities, and zoning that still permits multi-acre residential parcels make Salem the right answer for buyers who want a custom build with real space around it.
The county anchors are Pittsgrove and Pilesgrove townships, the Woodstown borough, Salem City, and Penns Grove — but most of our new construction work happens on individual lots scattered across the rural townships. Two- to three-acre lots are common, multi-acre parcels are still available, and the build timeline is typically faster than the more growth-restricted suburban townships closer to Philadelphia.
South Jersey New Construction works with new construction buyers and landowners across all of Salem County. Every inquiry is handled by a licensed New Jersey real estate professional.

Salem County New Construction — Common Questions
Where in Salem County do you build new construction homes?
We build lot-by-lot new construction across all of Salem County, with strong activity in Pittsgrove, Pilesgrove, Woodstown, Salem City, Penns Grove, Quinton, Upper Pittsgrove, and Mannington. Construction is on individual lots — either land you already own or land we help you acquire — using our standard model floor plans or custom configurations.
Why is Salem County a good place to build new construction?
Salem County is the most rural of South Jersey's counties — meaning larger lot sizes, lower land costs, and more privacy than you'll find in Gloucester or Camden County. For buyers who want acreage, a quieter setting, or a custom build with room for a detached garage, pool, or pole barn, Salem County offers some of the strongest value in the region.
Do you have a community development in Salem County?
Our current community-scale developments — Forest Glen and Hopewell Meadows — are both in Cumberland County. In Salem County, our work is lot-by-lot new construction on individual residential and subdivision lots. If you're flexible on location, both Cumberland County communities are within reasonable driving distance of most Salem County towns.
How big are typical new construction lots in Salem County?
Salem County has some of the largest residential lot sizes in South Jersey. Many municipalities have minimum lot size zoning of 1 to 3 acres for single-family residential, and larger acreage parcels are common, especially in Pittsgrove, Upper Pittsgrove, Pilesgrove, and Mannington. This is one of the few South Jersey counties where you can still find new construction on multi-acre lots without a custom-builder premium.
What towns in Salem County do you purchase land in?
We actively purchase vacant residential and subdivision lots throughout Salem County, including Pittsgrove, Pilesgrove, Woodstown, Salem City, Penns Grove, Quinton, Upper Pittsgrove, Mannington, Elsinboro, and the surrounding municipalities. Submit your property details through the Sell Your Land form and we will respond within 2-3 business days.
